Access to the land is from a quiet single-track road (Front Lane) which can be approached from the village of Blunsdon itself, or the old main road that runs down Blunsdon Hill - from a mini-roundabout adjacent to the A419. The single field is a level pasture paddock with a double galvanised steel gate entrance, opening onto Front Lane. Situated to the north west the village, the land is bounded on three sides by hedgerows of mixed native species and containing mature Ash and Oak trees. The northern boundary is of stock fencing and barbed wire.
DIRECTIONS
From Malmesbury, take the B4040 to Cricklade and then follow the signs for Swindon. Join the A419 to Swindon on the eastern edge of Cricklade and after approximately 3.5 miles turn left onto the B4019 to Blunsdon. Turn left at the traffic lights and then immediately left at the mini-roundabout and follow the road down to the bottom of Blunsdon Hill. Turn right at the bottom of the hill (by the chevrons) and bear left onto a single-track road. Keep following the road around to the right, past a white painted farmhouse on your left and the entrance to the field is about three hundred yards further along, on the left.
RIGHTS, EASEMENTS, etc.
The land is sold subject to all existing obligations, easements, wayleaves, agreements, etc. A 2001 transfer gives a neighbouring landowner the right to lay a water supply pipe from Front Lane, along the eastern boundary of the field. There are no known public rights of way across the property.
DEVELOPMENT UPLIFT CLAUSE
A development uplift clause will be written into the sale contract and will run for 25 years from the date of completion. The intention is to permit any agricultural and/or private equestrian use (and related structures) without the uplift being triggered. The uplift clause will take effect on the erection of any structures, change of use, or implementation of any planning permission not covered by the above. The present owners or their successors would then be entitled to 50% of any increase in value of the land, over and above the purchase price.
TENURE
The property is freehold and vacant possession will be given on completion.

There are no services connected to the property. The results of a search in 2001 showed the presence of a water main running along Front Lane.
